Application Process

  • Complete the online application by selecting "Apply Now" .

  • All occupants over the age of 18 are required to complete an application.

  • During the application process, a credit and criminal background report will be run and rental history will be verified.

  • Applicants will need to supply a copy of their 4 most recent pay stubs of the last 30-60 days or other verifiable proof of income and the last 3 months of bank statements and a photo ID. These documents can be uploaded during the online application process. An application will be processed for a final status within 3-5 business days once all of the documents are submitted.

  • Move-in date must be within 15 days of the date of approval and fall on a Monday through Friday.

  • In order to have a showing of a property you must have an APPROVED application.

  • In order to have a property removed from our website for a future move-in date you must pay at minimum $200 of the $600 deposit, an additional $150 for pets is required. If you choose to cancel after 72 hours has passed your $200 is forfeited and therefore will NOT be refunded.

  • Our application is 100% paperless. Enter all required fields in the online application to get started. A valid Social Security # or Tax ID # is required to complete an application.

    • Your application is not complete until the application fee is paid if applicable, and co-applicants and/or guarantors (if any) have submitted their information, and all requested documentation is uploaded.

  • Applicants must upload their photo ID and income documents that demonstrate income equal to or exceeding a minimum of 3 times the monthly rental amount

  • Don't have all the documents with you but don't want to lose your place for a particular home? You can pay a holding fee of $200 to secure your current place in line for a home, which gives you 72 hours to submit all required documentation. If a fully completed application with payment and all required documents is not submitted within 48 hours, your holding fee will be forfeited.

  1. What does the application process include?

    • Our application process includes: identity verification, income verification, criminal background check, credit check, and rental history verification.

  2. What if I don't have a good credit score, can I still qualify?

    • In some instances, Headway Homes may offer a conditional approval with a higher deposit requirement if the applicant fails to fully meet the qualification requirements

    • ONE BENEFIT OF WORKING With Headway Homes is the opportunity to BUILD or REPAIR YOUR CREDIT as we are working toward a collaboration with credit bureaus (potentially including Equifax, Experian, TransUnion and/or CreditKarma) to report positive rental data. In doing so, residents will be able to build a stronger credit score by paying on time.

  3. What happens if there are multiple offers on the home I am applying for?

    • At Headway Homes, our rentals move FAST! In today’s competitive marketplace, it is common to have more than one application on any given home. In this instance, Headway will choose the best suited applicant based on qualifications and offers. Offer considerations include: rent amount, move-in date, repair stipulations, and lease duration. Non-prevailing parties may still be qualified for another home and their application can be transferred to another Headway Homes managed property with NO additional application fees.

  4. What is the application processing time?

    • The application process may take up to 5 business days depending on receipt of required documents and completion of background check and can be as early as 1-2 business days.

    • This timeframe is contingent on the applicant providing a complete application and required documentation

  5.  What are the lease terms?

    • We offer flexible lease terms of 12 or 24 months and up to 5 years!

  6. What's next after applying for a home?

    • Once your application has been processed, our application processor may contact you to request any necessary documentation needed, i.e.: photo ID, proof of income, rental history verification, proof of renter's insurance, etc.

    • If all documents are submitted, we will be in contact within 3-5 business days to provide a result.

  7.  What is Headway Homes Pet Policy?

    • Depending on the breed we welcome pets per household with a $150 refundable pet deposit and $25/month rent per pet. No Pit Bulls, American Staffordshire Terriers, Rottweilers, Doberman, Wolf Hybrid, Akita, and Chows, or any breed mix of the aforementioned will be allowed.

  8. What happens if I am approved?

    • Approved applicants must submit the security deposit within 10 business days from the date of approval and this MUST be received before move-in.

    • For your convenience, this can be paid electronically from your AppFolio portal or via payheadway.com

    • Upon receipt of payment, we will send the lease for electronic signature by email. Move-in charges due on or before the move-in date include: first month’s / pro-rated rent, pet deposit, and any additionally required security deposit.

  9. How would I pay rent?

    • For new residents we do require you to set up direct debit for rent prior to receiving keys and this can be done via your online portal or by calling 415-463-1099.

    • To pay rent for FREE, you may use the Resident portal to make an online bank account/ACH transfer. Or, you may pay with a credit card, debit card or prepaid credit card for a small fee.
